WHAT WE OFFER
Thoughtful stewardship at every stage.
Estate property transitions do not follow a single script. Some families need months of quiet, documented oversight while probate moves at its own pace. Others need a full cleanout and listing preparation. We are built for both, and everything in between.
Every engagement begins with a conversation about the property and what you are navigating. From there, we recommend only what the situation actually needs. Pricing is discussed in that conversation, not before.
Stabilize
For families and fiduciaries who need immediate clarity on a vacant, inherited, or transition-stage home. We assess the property inside and out, document its condition with photos and video, identify immediate risks, and deliver a clear priority action plan, so you know exactly what you are dealing with and what needs to happen first.
Property Assessment + Stabilization
Clarity and a concrete next step, without having to fly in or piece it together yourself.
ASSESSMENT
WHAT THIS INCLUDES
Initial intake call to understand the situation and your role
Interior and exterior condition assessment
Photo and video documentation
Immediate risk review: utilities, access, security, water intrusion, insurance gaps
Utility coordination, confirming status, and recommending shutoff or transfers
Priority action plan delivered as a written summary you can share with attorneys, co-executors, or family members
Stabilize is the natural entry point. Most clients continue into Steward or Transition after this engagement.
Steward
Ongoing Stewardship + Oversight
Ongoing professional oversight while the estate is being settled or a decision is pending. We visit the property on a scheduled cadence, document its condition with photos, catch problems early and bring solutions rather than just notifications, and deliver clear status updates to whoever needs them: attorneys, executors, trustees, or family members managing things from a distance.
Visit frequency, reporting format, and scope are tailored to the property and the people responsible for it. Everything is agreed upon before we begin.
Professional oversight so the property is cared for, accounted for, and never the thing that falls through the cracks.

Transition
Transition Support + Resolution
Project-based coordination for families preparing a home for sale, lease, cleanout, or family handoff. We scope the work with you, agree on a plan, and execute it: coordinating vendors, managing timelines, and keeping attorneys, agents, and family members informed without making anyone the default project manager.
Transition support so the property is ready for whatever comes next, without the family having to carry the operational weight of getting it there.

Transition plan and vendor scoping
Full estate cleanout coordination: sort, donate, dispose, and deliver a clean, empty property
Repair and maintenance coordination with vetted vendors, overseen to completion
Deep clean and landscape readiness
Staging consultation and market-ready preparation, including final walkthrough
Family handoff coordination when a relative will occupy or take over the home
